Edmonton House-Hunting Trip Planner
Planning a Five-Day House-Hunting Trip to Edmonton
A practical guide for relocating buyers — RCMP members, military families, corporate transferees, and anyone moving to Edmonton from another province. Make your time here count.
Most relocating buyers visit Edmonton for three to five days to tour homes, explore neighbourhoods, and — if the right property comes up — make an offer. This guide walks you through what to do before you arrive, what a typical five-day trip looks like, and how to make the most of your time in Edmonton.
This is a sample schedule, not a guarantee. Whether a purchase, home inspection, or financing approval can be completed within five days depends on market conditions, property availability, and your individual circumstances. Camille will help you set realistic expectations before your trip.
Before You Arrive
The more preparation you do before your trip, the more productive your time in Edmonton will be. Camille works with you in the weeks before your visit to complete the following:
Mortgage pre-approval
Confirm your financing before you arrive. A pre-approval letter is required to make a competitive offer. If you're relocating from outside Canada, start this process 60–90 days early — new-to-Canada mortgage programs take longer.
Buyer consultation
A focused call with Camille to map your priorities: budget, must-have features, school requirements, commute tolerance, and preferred communities. This shapes the entire trip.
Neighbourhood research
Camille sends you a custom neighbourhood report matched to your priorities. You'll arrive knowing which communities you want to explore and why.
Property shortlist
Based on your criteria, Camille builds a shortlist of active listings to tour. Virtual walkthroughs are available in advance to narrow the list before you land.
Trip scheduling
Showings are booked in advance. Camille coordinates the schedule to minimize travel time between properties and maximize the number of homes you can see each day.
A Sample Five-Day Schedule
Neighbourhood Orientation
Get your bearings before you start viewing homes.
- Morning: Neighbourhood orientation drive — Camille takes you through the communities on your shortlist so you can see them in context.
- Afternoon: First property viewings — typically 4–6 homes in your top-priority areas.
- Evening: Debrief and refine the shortlist based on what you saw.
Don't try to see everything on Day 1. The goal is to calibrate your expectations and confirm which neighbourhoods feel right.
Focused Showings
Narrow down your options with targeted viewings.
- Morning: Second round of showings — focused on the communities and property types that resonated on Day 1.
- Afternoon: School visits if applicable — Camille can arrange visits to schools in your target catchment areas.
- Evening: Review shortlist and identify front-runners.
By the end of Day 2, most buyers have a clear sense of their top two or three communities and a shortlist of properties worth revisiting.
Revisits and Offer Preparation
Revisit your top properties and prepare to act if the right home appears.
- Morning: Revisit top properties — a second look with fresh eyes often confirms or changes your ranking.
- Afternoon: Additional showings if new listings have come up, or revisit neighbourhoods you want to see again.
- Evening: If a clear front-runner has emerged, Camille prepares a Comparative Market Analysis (CMA) and discusses offer strategy.
Not every buyer is ready to offer on Day 3 — and that's fine. The goal is to be ready to act quickly if the right property comes up.
Follow-Up and Due Diligence
Act on your top choice or continue narrowing the field.
- Morning: Final showings or revisits as needed.
- Afternoon: If making an offer — Camille prepares the purchase contract, advises on price and conditions, and submits on your behalf.
- Evening: If an offer is accepted, the condition period begins — typically 7–10 business days for financing and inspection.
If you're making an offer, your lawyer should already be identified. Camille can refer you to lawyers experienced with out-of-province buyers.
Next Steps and Post-Trip Planning
Review where things stand and plan what happens after you leave.
- Morning: Review outstanding conditions, next steps, and any follow-up showings.
- Afternoon: Introduction to local service providers — mortgage broker, lawyer, home inspector, and moving company contacts.
- Depart with a clear plan: whether you're under contract, continuing your search remotely, or returning for a second trip.
Many buyers leave Edmonton without an accepted offer — and that's a normal outcome. Camille continues working with you remotely until the right property comes up.
RCMP and Military House-Hunting Trips
RCMP members and Canadian Armed Forces members posted to Edmonton may be entitled to a funded house-hunting trip through their relocation program (IRP/BGRS or RCMP's equivalent). Camille is familiar with the timelines and documentation requirements associated with these programs. She does not represent or speak on behalf of BGRS, SIRVA, or any government relocation program, and is not an officially approved supplier. Contact your relocation coordinator for entitlement details specific to your posting.
